Acceptance of Terms
By accessing FindRooms.ae you agree to these Terms of Use. If you do not agree to every term below, please do not use FindRooms.ae or any of its services.
Description of Service
FindRooms is a room rental listing marketplace. We do not own, manage, operate, or maintain any of the properties listed on our platform. We facilitate connections between owners and renters. All agreements for a rental are strictly between the renter and the owner of the property.
User Accounts
Registration may be required to use certain features. You agree to maintain one account per person, provide accurate and current information, and keep your account credentials confidential. You are responsible for all activity performed under your account.
Listing Rules
Owners agree to list only real rooms that are currently available for rent. All details, photos, and pricing must be accurate and current. Listings may not contain discriminatory language and owners agree to respond to inquiries in good faith without misrepresentation.
Renter Rules
Renters agree to treat owners and their property with respect. Harassment, abusive messages, or fake booking inquiries are strictly prohibited. We encourage you to meet the owner in a safe, public building lobby before visiting the actual room.
Prohibited Content
You may not post scams, fake listings, duplicate posts, advertisements for illegal activity, adult content, discriminatory language, or anything that violates UAE law. Accounts posting such content will be terminated without refund.
Verified Rooms Promise
Our team verifies every listing once per week. Despite our best efforts, we cannot guarantee the ongoing accuracy of any listing, the condition of any room, or the identity of any owner. Always verify the property in person before paying any money.
Commissions & Fees
FindRooms is free for both renters and owners. We never charge a commission on any rental. Any third-party service fees charged by WhatsApp, Twilio, Google Maps, or other providers are the responsibility of the user, not FindRooms.
Content Ownership
Owners retain ownership of the photos and descriptions they upload. By uploading content you grant FindRooms a perpetual, royalty-free license to display that content on our platform. Reviews submitted by users are owned by FindRooms.
Termination
We may suspend or terminate any account that violates these Terms of Use, at our sole discretion and without prior notice if we believe user safety is at risk.
Disclaimers
The service is provided AS-IS and AS-AVAILABLE without warranties of any kind, either express or implied. Use FindRooms at your own risk and always verify any listing in person before paying.
Limitation of Liability
FindRooms is not liable for any damages arising from user interactions, room conditions, owner or renter misrepresentation, financial disputes, or any other matter arising from a rental arranged through our platform.
Governing Law
These Terms of Use are governed by the laws of the United Arab Emirates. All disputes shall be resolved exclusively in the courts of Dubai, UAE.
Changes to Terms
We may update these Terms from time to time. If we make material changes we will post the new version on this page. Your continued use of FindRooms after changes are posted constitutes your acceptance of the updated Terms.
